MeltPlan Review 2026: AI-First Preconstruction for Takeoff, Bid Leveling and Code

Updated November 1, 2026 – Tested Intelligence

Quick verdict: MeltPlan is an AI-first preconstruction platform for general contractors that takes the first pass at takeoff, bid leveling, document review and code research, then hands estimators a near-complete file to finish. It fits GC precon teams drowning in sub proposals and plan sets. Pricing is not per seat: MeltPlan charges on the square footage you run through it, with unlimited users.

What it is

MeltPlan, founded in 2025 by Kanav Hasija and Tanmaya Kala, is building what it calls a planning engine for preconstruction. Its $10 million seed round led by Bessemer Venture Partners (total funding $14 million, February 2026) was reported with enterprise contractors including DPR Construction and Innovo Group as users. Instead of organizing precon work like a project management suite, MeltPlan says its construction-trained AI does the first pass on it.

The platform is split into named products: Melt Bid for scope sheets and bid leveling, Melt Takeoff for quantities validated by US estimators, Melt Review for drawing and spec conflicts, and Melt Code for cited code research. A shared model powers them, with a vendor-claimed 95%+ accuracy and output linked to its source.

Key features

  • Melt Bid: auto-generate scopes and level every sub proposal in about 2 minutes, surfacing scope gaps, exclusions, qualifications and alternates, in your own Excel template or the web app
  • Melt Takeoff: AI extracts quantities for 800+ building elements across architectural, structural and MEP, then a senior US estimator validates the output
  • Melt Review: flags design changes, inconsistencies, missing requirements and hidden costs such as sole-source items and mockup requirements in plans and specs
  • Melt Code: question-based building-code research with cited answers, instead of flipping through code books and PDFs
  • Accepts sub proposals as PDFs, Word, Excel and email and normalizes them; integrates with Google Workspace, Microsoft 365, SharePoint, Box and BuildingConnected

Pricing

Pricing is usage-based with no published per-square-foot rate card: you get a quote built around your volume. Every plan includes unlimited seats, projects and storage, plus dedicated onboarding.

What the pricing page doesn’t make obvious: MeltPlan does not bill per user at all. Your bill is the square footage of work you pursue and win that you run through the platform, tracked automatically as you upload plans and specs. If you run more volume than expected, you move into a lower per-square-foot tier automatically, with no penalty or renegotiation, and adding another product does not reset your rate – bundle pricing applies across products. The standalone Melt Takeoff service lists starts at $1K under 25,000 sq ft, $2K to 100,000 sq ft, $3.5K to 500,000 sq ft and $5K above that, in 2-3 to 7-8 days.

Who it’s for

Mid-size to enterprise general contractors whose precon teams level dozens of sub bids, chase scope gaps, and need to pursue more jobs without adding estimators. Design-build teams that also need code answers in the same workflow get the most from the bundle.

Who should skip it

Small contractors who bid a few jobs a month and price from their own takeoff will likely find a per-project takeoff tool or a simpler estimating platform a better fit. If you mainly need field execution, daily reporting or project management after award, MeltPlan is the wrong layer – it stops at GMP, so look at Procore or Buildertrend, both reviewed here.

Pros

  • AI does the first pass across takeoff, leveling, review and code, instead of one narrow task
  • Unlimited seats removes the usual fight over who gets a login
  • Every leveled number traces back to the source proposal line, which makes checking faster
  • Melt Takeoff is human-validated by senior US estimators, not AI output alone
  • Your bid and cost data is contractually not used to train models, per the vendor

Cons

  • No published per-square-foot rate – you cannot budget it exactly without a quote
  • Young company, founded in 2025; the full planning-engine vision is still being built out
  • Accuracy claims such as 95%+ are vendor-reported, not independently audited here
  • It does not replace your estimating system of record for pricing the final bid

FAQ

How does MeltPlan pricing actually work?

It prices on square footage run through the platform, across work you pursue and win, not on seats. Rates drop automatically at higher volume tiers, seats, projects and storage are unlimited, and adding products applies bundle pricing without resetting your rate. The exact rate requires a quote.

Is Melt Takeoff just AI?

No. AI extracts quantities and flags scope gaps and drawing-spec conflicts, then a senior US estimator with 20+ years of experience reviews and completes it, adding itemized quantities and ROM allowances for scope not shown on plans. MeltPlan also promotes a 40-20-10 takeoff guarantee: at least 10% cheaper, 20% faster and 40% more accurate than your current takeoffs, or you do not pay, with measurement agreed before the first project.

Does MeltPlan replace Procore or Autodesk?

No. MeltPlan covers preconstruction from concept to GMP – takeoff, bid leveling, document review and code – and integrates with tools such as BuildingConnected. Execution, field and closeout work still lives in your project management platform.

Bottom line

MeltPlan earns a serious look if bid leveling and takeoff volume are what limit how much work your precon team can chase. The square-footage, unlimited-seat model is genuinely different, but get the rate for your actual pipeline in writing and test it on a live bid package – the vendor says it can show output on your real project in under 30 minutes – before committing the whole precon workflow.
